Consultation and Home Prep

We’ll sit down together and help you determine your needs, wants and goals while offering our personal industry expertise and strategies for bringing your vision to life. See our list "Steps to Take before Selling your Home"

Preapproval if you are also Buying a Home

Through vetting every possible home option for you - even exclusive and off-market opportunities we determine your best options and accompany you in viewing them to make sure everything is above board. We will also review and follow up on any Pre-approval letters that may get submitted with an offer to purchase your home.

Property Marketing and tours

We provide professional photography which may include overhead drone photos and video to help market your home. We use a Showing Service to verify potential buyer's agents and allow them to schedule showings with your permission within your parameters. This will also provide valuable feedback to you. Open Houses, Broker Tours and Mailings may also be utilized.

Negotiate offer

.Once we receive an official offer - including but not limited to sale price, inspection contingencies, commissions and closing costs we will then help you negotiate for the most favorable terms. The buyer then has time to accept, reject, or counter your offer.

Under Contract or Escrow

With an accepted offer, we usually enter a 30-60 day Escrow period. This involves a neutral third party company that holds funds while conducting a thorough underwriting process to ensure all aspects of the contract are upheld properly. We will help schedule and negotiate on your behalf to get to the settlement table.We will keep everyone compliant with timelines to get to closing without a delay.

Appraisal

The appraisal is ordered by the buyer's lender to protect their investment. They have their own checklist of things they look at for the final approval to move forward. The appraiser can demand repairs completed by the seller before they will give their approval. We will monitor the appraisal process and take a pro-active role to insure the value meets your needs.

Inspections

We will also help coordinate the scheduling and any issues relating to the inspection. The inspection will let you know what repairs the buyers are saying are needed, some are minor and some may be safety issues. We will then help you negotiate the inspection requests on your behalf.

Closing

We will attend settlement and make sure you have and approve of your final numbers before you get to the table to sign. Congratulations! You now have sold your home and can move on. It's time to celebrate. We will be standing by to answer any questions you may have about the sale and be there still to support you if the need arises.

  • This is an agreement to engage with a professional real estate agent to consult, sell your home, negotiate contracts, and advocate.
  • It will establish the length of the agreement
  • It shows the agent/broker's services and responsibilities
  • It explains the agreement's exclusivity between Broker and client, what fees are owed for services rendered, and how to terminate the agreement. 
  • It provides a clear explanation of the various ways an agent can be compensated for their services to the Seller.
